Boldwing Continuum was approached by Alpha Beta Developments to provide architectural, planning liaison and building envelope services for this townhouse and condominium development.

Located in the Maple Ridge downtown district, the RIO Grande was the first large multi-residential project of its size to regenerate the downtown area. Comprised of 106 one, two and three-bedroom units, the site was developed with four buildings, including 2 three-storey townhouse blocks (5 units each) fronting the street and 2 four-storey condominium buildings (45 units and 51 units) with a landscaped central drop-off and courtyard. This development featured a single-storey underground parking structure that included direct access to the townhouse units and two central elevator cores for the four-storey apartment units. Bicycle parking was also located at this level.

Exterior amenity areas included private rooftop terraces for the townhouse units and a central open landscaped courtyard for the residents, with passive sitting areas, children’s playground and spacious private ground-oriented patios and balconies. Indoor amenity spaces featured a community gathering area with kitchen as well as a guest suite.

With unit sizes ranging from 677 to 1,479 sq ft, the Rio Grande offers a truly well-diversified community living.

REEF (Burke Mountain) involved rezoning and subdivision of an existing single-family residential acreage within the developing Burke Mountain community. The creek-bound property required the retention of the single-family residence while incorporating two additional single-family lots and six new 3-storey townhouse buildings — providing a total of 31 two and three-bedroom units.

The topography, though challenging, opened up design opportunities for varying unit layouts and floor plans with walkout ground-level patios, resulting in an interesting yet cohesive development.

Situated on an environmentally sensitive and sloping site, Seneca Woods is comprised of 48 units, two and three-storey homes arranged in duplex, fourplex and sixplex configurations. Home sizes are generous, varying between 2 and 3 bedrooms, with floor areas of 1,500 to 1,820 sq ft — complete with walk-out basements, offering connectivity between interior of the unit, nature and neighbours.

Working with the City of Surrey, we negotiated setback relaxation for the townhouse units adjacent to the ravine and creek, leaving 40% of the site dedicated to an environmental area while permitting the remaining 60% to enjoy the increased density.

Neighbourhood planning included siting the buildings to consider a future city road extension, which will connect this project with the adjoining future multi-residential development, allowing for a cohesive neighbourhood experience.

Taking advantage of the spectacular views of the North Shore Mountains and Golden Ears Provincial Park, the Buse Residence required a unique site and landscape plan to create a generous back yard and an equally large front yard terrace for this growing family of six.

The footprint of this six-bedroom home was reduced by connecting all functions through a three-storey hall and stairwell, which also serves to connect the front and rear yards. The stairwell in the middle of the building, together with the double-storey great room, creates a ‘stack effect’ to temper indoor temperatures and induce natural ventilation throughout the entire residence.

The home offers a gourmet kitchen open to the dining room with the nearby hall and stairwell volume defining a transitional gallery area — between the informal, formal and private spaces. The master suite on the second floor enjoys a private study, covered balcony, separate dressing area and a mosaic-defined ensuite and bathing alcove.

Boldwing Continuum was approached by the Royal Canadian Legion through Beltar Developments to provide architectural, interior design, building envelope and planning liaison services for a new mixed-use assembly and multi-residential development.

The Royal Canadian Legion #118 branch wanted to redevelop the existing 16,500 sq ft (1,532 sq m) site in order to provide accessible and affordable senior housing as well as new facilities for their RCL branch.

The Alegria consists of an 84-unit, 15-storey high-rise tower constructed with four levels of underground parking. The residential section includes 33 BC Housing accessible units for seniors, which were designed to be handicap accessible and adaptable with aging-in-place principles. The remainder of the units provided market-affordable seniors housing with common areas, including a rooftop garden and community room facility.

The new street level 5,000 sq ft (464 sq m) Royal Canadian Legion #118 features a lounge, cafe and games room along with a 3,000 sq ft (278 sq m) community room for public use.

Boldwing Continuum was commissioned by the Currie family to provide architectural and interior design services for their new single-family four-bedroom home.

Located in West Vancouver, the Currie Residence features a gourmet kitchen open to all living spaces on the ground floor. The dining room is delineated in the Craftsman style and located on axis with the main entry foyer, complete with a tray ceiling and built-in display features. The great room enjoys a vaulted ceiling and is defined with English-style hammer beams. Two identical eyebrow windows on the second floor capture unique views while establishing an axis between the study and the vaulted ceiling above the foyer. The basement has 9-foot-high ceilings throughout and is naturally lit by deep light wells. It also includes an advanced wine cellar, music room, media room, playroom and a guest suite.

Design challenges we faced on this project were a very restrictive land use and zoning bylaw, as well as a unique ‘average grade calculation’ applicable to this property. To solve this, we adapted the floor plans and three-dimensional massing by creating two inverted wings: one for the great room (front) and the other one for the master bedroom (back) — each defining a garden courtyard.
